What kind of rookie players are you going to be able to get with those picks?

The deal looks very good for you outside of the rookie exchange thing...though that could also be ok for you depending on who you are really giving up.

Would you still make the deal if I have to give one of Saunders/Jurrjens/Floyd instead of the rookie picks?

I would still make the deal with Saunders or Floyd in it. Hang onto Jurrjens out of that group.
